New Delhi: In a significant move to reshape Mumbai’s urban landscape, the Adani Group has emerged as the top bidder for the ambitious Rs 36,000 crore redevelopment of Motilal Nagar. This project marks the group’s second major urban transformation initiative in Mumbai, following the Dharavi slum redevelopment. Spanning a vast 143-acre area in Goregaon (West), the Motilal Nagar redevelopment aims to modernize the aging residential clusters, enhancing living standards for thousands of residents.
The Motilal Nagar project is one of Mumbai’s largest housing redevelopment initiatives, with an estimated cost of Rs 36,000 crore. Adani Properties Pvt Ltd (APPL) secured the bid by offering more built-up area than its nearest rival, L&T. The project’s scope is extensive, involving the rehabilitation of 3,372 residential units, 328 commercial units, and 1,600 slum tenements. MHADA retains full control over the project, including land ownership, and will work through a Construction and Development Agency (C&DA) to ensure integrated development.
The Bombay High Court recently upheld MHADA’s decision to redevelop Motilal Nagar through a C&DA, emphasizing the need for holistic redevelopment to address issues like flooding and waterlogging. The project aims to eliminate illegal construction and create a well-integrated community. With a rehabilitation period set at seven years from the project’s commencement date, this initiative promises to transform Motilal Nagar into a modern, planned neighborhood.
