PANAJI: In order to expedite the property assessment process for the purpose of stamp duty payment, the state government has significantly increased the minimum land price in the talukas of Salcete, Tiswadi, and Mormugao.
The minimal price per square meter in Salcete ranges from Rs 5,000 to Rs 20,000. The base tariffs have increased from Rs 4,200 per sq m to Rs 8,000 to Rs 15,000 per sq m in the coastal zones.
The minimum price in Tiswadi, which covers the capital city, would now range from Rs 5,000 to Rs 25,000 per square meter.
The taluka of Mormugao has experienced significant change, especially in the urban and developing areas. For example, the updated pricing for urban properties in the Vasco area (all wards) is Rs 20,000 per sq m, which is more than the prior rate of Rs 4,200 per sq m.
The charge is Rs 18,000 per square meter in the developing zone, which is a substantial rise over the previous rate of Rs 4,200 per square meter.
In contrast to the previous consistent pricing of Rs 4,200 per sq m, base rates in Mormugao’s coastal zones range from Rs 8,000 to Rs 12,000 per sq m.
The government has made a major change for smaller properties, though, by lowering the base rate by 30% for spaces up to 500 square meters in zones S1 through S4. The minimum land rates for properties in the talukas of Bardez and Pernem were raised about two months prior to this.
With immediate effect, the revised land rates are intended to create a more contextually sensitive and equitable system that considers a number of variables, such as property size, location, and zone classifications.
